Commercial Development

CORPUS SIREO Real Estate possesses proven expertise in the project development of commercial property. The company’s focus is on the following asset classes: office, hotel and retail.
Thanks to an established network of sites in the key conurbations and markets, CORPUS SIREO Real Estate has not only regional competence, but also access to the relevant authorities and market participants.
CORPUS SIREO Real Estate operates as a project developer in the Swiss Life Group, in joint venture configurations, but also as a co-investor.
The development is provided from a single source throughout the duration of the project: from the purchase of the property/plot, to the construction phase, right through to the completion and sale of the real estate as well as the conclusion of lease agreements, tenancy agreements or operating agreements.

CORPUS SIREO Real Estate assumes responsibility from A – Z. All competitive bidding procedures and feasibility studies, profitability analyses and project costing are provided from a single source, as are the tendering, awarding and selection of the companies involved in the project.
On behalf of the client, we assume responsibility for managing the contract and managing the project as a whole, as well as obtaining the necessary construction and planning rights. We monitor the costs throughout the construction process. We contact estate agents and potential tenants, prepare lease agreements and provide support until the agreements are concluded.
An exit and marketing strategy provides structure, coordination and support for the sale. CORPUS SIREO Real Estate’s work is only finished once the sales process is complete and the customer is satisfied.

In July 2017, the property was sold to a Korean fund.

In the northern part of the area, on Gaedestraße, there is a vacant commercial plot, on which an office project development of around 10,800 m² rental space is due to be completed.
The project site in the sought-after district of Marienburg is characterised not only by its outstanding transport links to the centre of Cologne and to the motorways south of Cologne, but also by a wide range of restaurants and nearby amenities.

Drei Schwestern-Front view

Drei Schwestern Frankfurt

Address: Stiftstraße 23-27, 60313 Frankfurt
Usage concept: residential combined with offices, retail, catering and nursery
Rental space per usage type: around 34,000 m² residential, around 5000 m² offices, around 1500 m² retail/catering, around 1000 m² nursery

On behalf of the owner of Deutsche Telekom AG, we planned the development of the plot, which measures around 5800 m², is part of the former site of the main post office and is located in the centre of Frankfurt directly adjacent to the “My Zeil” shopping centre. As part of a development plan procedure involving a city planning architectural competitive procedure, construction rights were obtained for the completion of a building complex with three towers, with a total of around 52,000 m² of over-ground gross floor area and a focus on residential use. Once construction readiness pursuant to § 33 had been achieved, the plot was sold in 2015 as part of a global investor procedure.

Neurieder Straße-Front view

Neurieder Straße Munich

Address: Neurieder Straße 4, 81475 Munich
Usage concept: residential, nursery, telecommunications technical areas on the ground floor and at basement level
Rental space per usage type: around 9300 m² floor space for residential, around 800 m² for technical areas
Planning and construction rights: 2014–2017
Implementation period: 2018–2020

On behalf of the owner of Deutsche Telekom AG, we planned the development of the local exchange located south of Munich city centre in the district of Fürstenried. Within the framework of a request for preliminary planning permission with the involvement of the city planning commission, construction rights were obtained, together with the plot neighbour, for the completion of an 8-floor and a 12-floor residential building. For this purpose, the local exchange is due to be partially scaled down, although technical areas on the ground floor and at basement level must be retained.

Am Aesculap Platz-Front view
Am Aesculpplatz Tuttlingen

Address: Aesculap-Platz, 78532 Tuttlingen
Usage concept: retail, residential or services
Rental space per usage type: around 4500 m² retail (REWE + ALDI), around 3000–3250 m² for residential or services (office, medical centre etc.)
Potential pre-letting + occupancy level: 2450 m² rental space for REWE + 1950 m² rental space for ALDI
Implementation period: 2018–2020

We have been commissioned by Aesculap AG to draw up a project study for real estate measuring around 1.1 hectares, which envisages a new-build retail centre as well as residential or service use (office, medical centre etc.) on the upper floors following the demolition of the expendable existing building.

The permissibility in terms of planning law for this planned project has been ensured by drawing up a development plan. Pre-letting status for retail usage on the ground floor has already been achieved by concluding lease agreements with the chain stores REWE and ALDI. Following the successful implementation of the project development, the investor is now obliged to implement construction of the planned usage concept.

For Aesculap AG, the completion of the project development has the advantage that the existing store sites of REWE and ALDI in Tuttlingen are being vacated and can then be used by Aesculap AG for its planned expansion of operations.
